On 1 July, changes to the Residential Tenancies Act will come into effect. This means:
• landlords will be required to have certified smoke alarms in key areas of their properties
• landlords and property managers will be required to state the level of insulation on their residential tenancy agreements.
Failure to comply with these new requirements will be considered an unlawful act. This is a good thing in our opinion as it is mitigating risk and providing a safer living environment for renters.
We have employed the services of a reputable smoke alarm company that are dedicated to working with us to ensure we meet the new guidelines. This company will be providing a certificate of compliance to us so we know that we are in-synch with the new statutory requirements.
We are also in the process of having our tenancy agreements amended so they are up to spec as well.
